Right now the hot topic is the National Flood Insurance Program (NFIP) but before we get started, I want to remind you that I am up for Re-Election to the HAR Board of Directors and you can help! In Houston we have over 37,000 Realtors. That means you probably know one or two or three. Please ask Realtors to vote for me in the
HAR Board of Directors elections that will close on Aug 6 th . It’s important we get people on our board that will uphold the highest ethical standards. I know you love to search for homes on
HAR.com, but did you know HAR is the most prestigious realtor association in the country and we need people that attend conferences, plug into strategic planning’s, get involved in politics,
have leadership experience in the industry and know real estate on our board. After all, it’s our Board of Directors that votes for our executive members who go on to chair our association. I believe in transparency, accountability, and have proven industry leadership experience. Ya’ll know I fight for the issues that are important to our profession and home ownership. Speaking of home ownership issues, let’s talk about the National Flood Insurance Program.
Last week, in D.C. Congress passed National Flood Insurance to extend for another 4 months. The U.S. Senate is expected to vote on today as we record this segment, before the August congressional recess. They know that if the Senate does not act before July 31st, Flood Insurance will lapse and cause thousands of real estate transactions to NOT close.
This summer has been one of the best real estate markets in history and no body wants a slow down in our real estate market.
So, Realtors and consumers have been contacting Senators to pass the National Flood Insurance extension for four more months and I’m asking all Houston Realtors to vote to re-elect me to the HAR board of directors so I can continue fighting for the rights of property owners and for high standards in our profession.
Lastly, I want to share with you that Houston’s housing market continues to be the envy of our nation. In June, we had the greatest one month sales volume of all time ever according to HAR. 8,518 single family homes sold, with the average price for a home just over $316,000. That was up 4.3% over last year. The median price rose 2.6% to $245,000.
We may not have as much inventory or new construction available, but we have a very active housing market with record sales and record prices. Currently we are sitting at a 4.1-month supply of inventory matching NAR’s National levels of inventory.
This is great news for sellers, but for first time homebuyers, it can be discouraging. Their incomes are moving up slower than the housing prices.
